1992 - Casa-Albergo per Anziani, c.so Mazzini, Cava de' Tirreni
Un progetto organico per la costruzione di una casa-albergo per oltre 100 anziani e la possibilità di occupazione per oltre 200 persone finanziato dalla Regione Campania ed ubicato a Cava de' Tirreni al posto dell'ex-onpi in c.so Mazzini ,dall'iter burocratico travagliato ed in attesa di realizzazione , un progetto in grado di dare agli anziani una sede idonea e dignitosa con tutti i servizi di cui hanno bisogno e nel centro della città senza quindi relegarli in un luogo secondario, un progetto architettonicamente avanzato con sale di ritrovo, passerella per handicappati panoramica, palestra, luoghi di soggiorno con vista sulla strada , disposizione ottimale delle camere con ampio terrazzo. Un'architettura organica e sociale, articolata e significativa che ridona agli anziani un ruolo principale nella vita della città.
1992 - The elderly house,c.so Mazzini, Cava de' Tirreni
A organic project to build an elderly house for more than 100 old men and women and employment for more than 200 people, financed by Regione Campania and located in Cava de' Tirreni on the place of ex-ONPI in c.so Mazzini. A project whose bureaucratic way has been troubled. A project waiting for its realization. A project giving the elderly a suitable and dignified residence with all facilities they need in the town center. An advanced architectural project with living and entertainment rooms, panoramic pedestrian ramps, gymnasium, places overlooking the street of the city center, sleeping rooms with huge terraces. A social and organic architecture, articulated and meaningful, that gives again to the elderly a principal role into the living city.

Il progetto di costruzione ex-novo della Casa-albergo per anziani a Cava de' Tirreni in corso Mazzini scaturisce da una attenta analisi del campo esigenziale: sono state prese in considerazione tutti i fattori funzionali, psicologici e sociali che tale particolare tipologia richiedeva.
A livello tecnico-funzionale il progetto si avvale anche delle indicazioni provenienti dalla normativa tecnico-edilizia e gestionale per le strutture e i servizi socio-assistenziali della Regione Lombardia nonchè dell'indirizzo generale e programmatico della Legge Regionale 18/10/1989 n°21, che promuove interventi a favore degli anziani della regione campana.
La casa-albergo fornisce servizi di carattere alberghiero (compresi i servizi di lavanderia e stireria degli effetti personali degli ospiti); servizi di socializzazione che sollecitano e favoriscono la partecipazione degli ospiti a momenti comunitari organizzati; consente il rispetto della dieta necessaria ai singoli ospiti; servizi di protezione assistenziale e sanitario al fine di garantire un pronto intervento in caso di necessità.
La nuova costruzione si inserisce in un contesto urbano già consolidato nella sua destinazione residenziale, un luogo di vita attiva dotato degli elementi essenziali per rendere il più possibile varia e completa la vita degli utenti. Inoltre il progetto prevede un sistema ambientale armonico ed equilibrato con il contesto, sia mediante la sua articolazione planimetrica che tiene conto del tessuto urbano e della migliore esposizione possibile per le camere degli ospiti, sia per la sua contenuta dimensione altimetrica (di metri 14.78 contro i metri 20.20 dell'ex-onpi).
La struttura prevista garantisce condizioni di stabilità in situazioni normali o eccezionali (terremoti, alluvioni, ecc.) in conformità alle norme vigenti; condizioni di sicurezza degli impianti e difesa dagli incendi secondo le disposizioni generali e locali vigenti.
La larghezza e la pendenza dei percorsi pedonali, i raccordi tra questi e il livello stradale, i materiali e le caratteristiche costruttive ad essi connessi, le eventuali aree di parcheggio e gli accessi alla struttura edilizia rispettano tutte le norme vigenti in materia di eliminazione delle barriere architettoniche.
Il progetto di casa-albergo prevede 106 ospiti con relativi spazi privati, collettivi e di servizio.
Le camere sono a due letti con bagno autonomo e misurano 28 mq con in più un ampio terrazzo e larghe vetrate; ogni settore di camere usufruisce di adeguati servizi di nucleo: soggiorno, bagno speciale, vuotatoio, deposito pulizia e biancheria sporca, deposito guardaroba, office-personale. Il primo ed il secondo piano del progetto prevedono le funzioni suddette.
Al piano terra ed al piano seminterrato sono previsti i servizi generali.
Al piano seminterrato abbiamo locali di deposito, una autorimessa per 25 posti auto, una pedana per il carico e scarico, ambienti per il personale, locali per attività lavorative e hobbies (laboratori), spogliatoi attigui alla palestra e alla vasca per idroterapia, ambulatorio con sala d'attesa ed ufficio medico, lavanderia e stireria, parrucchiere e pedicure.
Al piano terra troviamo un'ampia hall con portineria, uffici, cucina, ristorante, bar, sala soggiorno prospiciente la strada per consentire agli ospiti di restare in contatto visivo con la vita esterna, sala video, biblioteca, cappella con camera mortuaria ubicata sul retro.
All'aperto abbiamo poi un comodo piazzale delimitato da un portico che funge sia da pensilina d'ingresso, sia come spazio per un eventuale pranzo all'aperto. Il tutto è circondato da verde attrezzato con panchine, campo di bocce, vialetti e percorsi agevoli e riposanti.
Al terzo piano, a quota 11.36 metri, è previsto un settore speciale con infermeria, ed un altro settore particolare destinato alle suore. Inoltre al terzo piano abbiamo ampi terrazzi che possono fungere da solarium.
Lo schema ad "L" adottato nel progetto consente di abbinare la semplicità funzionale all'esigenza psicologica di varietà degli ospiti con diversità di vedute e scorci prospettici.
La casa-albergo ha una superficie utile esclusi i terrazzi di 7.265 metri quadrati ed una volumetria fuori terra pari a 19.855 mc.
Il costo presunto per la costruzione della casa-albergo per anziani alla data del 1993 era di £. 8.200.250.000 , pari a 4.235.080 di euro, totalmente finanziato dalla Regione Campania secondo le disposizioni di legge, e fino ad oggi ancora non realizzata per ritardi burocratici.
